What is Instant Booking?

Instant booking is a feature that lets tenants book your property immediately with less effort and greater convenience on both sides. This means tenants no longer have to send a booking request for approval, saving you time and resources.

What are the requirements for Instant Booking mode?

1. Up to date availability management.

To avoid overbookings or cancellations, your availability must be up to date on our platform – via a Channel Manager integration, iCals or manual updates. See integrations here.

2. High quality and complete listings.

With this function, you can restrict the timeframe between the first available date and the possible move-in dates for the tenant.

How do I activate Instant Booking on my apartments?

When can I expect to receive an instant booking?

Once your apartments are approved for Instant Booking, they’ll become more prominent in apartment search results and customer email alerts. We’ve seen a 50% increase in instant bookings from pre-COVID levels, proving that tenants are seeking instant bookable apartments more now than ever before.

How do I find Instant Booking apartments?

Apartments that can be booked instantly are specially marked on our apartment search page as “Instant bookable” with a small, easily identifiable lightning bolt icon that you can find next to the button “Continue to booking”.

What's the difference between an Instant Booking and a standard booking?

Unlike the standard booking process, instant booking saves the tenant and landlord considerable time since the landlord no longer needs to approve the request. By entering your payment details and clicking the “Book now with costs” button, a binding booking is already concluded between the landlord and the tenant.

It can then be completed by a contractual document which both parties can sign online.

Some additional identification documents may be requested by the landlord in order to validate your stay. In case of insufficient or missing documentation, the landlord has the right to refuse the instant booking.

Due to the binding nature of instant bookings, we recommend tenants to not send several requests for instant bookable apartments at the same time.

How can I cancel an Instant Booking?

If you wish to cancel your instant booking, please send us a cancellation request by filling out this form. The landlord’s cancellation policy, which you agreed to at the time of booking, will apply.
